Nestled in the heart of Minneola, a small town just 20 miles south of Dodge City, is an even smaller, but mighty coffee shop. Though modest in size, this little building carries big meaning. It’s more than just a place to grab a cup of coffee, it’s a place where stories are shared, friendships are formed, and the community comes together.

The project began under the HEAL Grant Program, which supports revitalization efforts in rural downtowns. From the start, we worked closely with grant writers to document the building’s history and ensure the story of this structure was honored. Even as ownership changed twice, our team remained committed. The project always felt like more than bricks and mortar; it felt like home.
The latest chapter brought a new owner, a local family with a fresh, community-focused intention. They saw the potential for this little building to become a third place for Minneola, a space that is neither home nor work, but a vital anchor of social life. Third places are where communities gather, ideas are exchanged, and a sense of belonging is fostered. They are essential in small towns, and this project has proven just how impactful such a space can truly be.

And then came the vision for the coffee shop itself, led by the founder and operator of Coyote Coffee. With a deep love for Mid Century Modern design, the American West, and the character of Southwest Kansas, he breathed new life into the space. His unique branding and creative perspective are felt in every detail, blending classic charm with contemporary flair.


We intentionally preserved the original character of the building, restoring its shutters, windows, doors, and flower boxes to maintain its welcoming cottage like appeal. A recessed courtyard, tucked back from the street, creates a cozy windbreak and gathering space, offering guests a quiet retreat from the Kansas gusts. On the rough shockcrete party wall, we painted a mural, its texture creating a dramatic and beautiful contrast between old and new.

Inside, we embraced the building’s roots. The walls are lined with traditional oak beadboard, and the wet areas feature timeless black and white penny tile. Plaster was carefully removed to expose original brick party walls, and the 1910 hardwood floors were lovingly sanded and refinished to bring warmth and authenticity to the space.

Coyote Coffee is more than a coffee shop. It is a symbol of local pride, creative collaboration, and the power of sticking with something through change, growth, and transformation. For Building Solutions, it has been a labor of love and an honor to be part of something so meaningful.
